THE PROCESS
1. Initial Meeting
The initial meeting includes a discussion of contractor qualifications, discussion of project overview, budget and the design/build process, presentation of design choices and costs of services, field measuring for preliminary drawings, and addressing client concerns including living requirements during construction.
2. Design Agreement
In this step, project architect or designer discusses the project overview and budget with the client, re-evaluating project priorities and special interests as needed. Initial design plans and fees are established and discussed with the client and the design agreement is signed.
3. Preliminary Design Detail Meeting
The preliminary design is discussed and details are finalized with the architect, contractor and client present.
4. Preliminary Design Cost Estimate
Summers & Sons obtains estimates from major subcontractors and discusses the preliminary cost of the project and compares it to client's budget. Plan is adjusted to adhere to budget if needed. Allowances are discussed and client is provided with product selection guide.
5. Construction Drawings
Client begins selecting products and finishes, with the assistance of the architect, interior design services and other recommended vendors. Project drawings are prepared. Major subcontractors provide final bids on the basis of final drawings. Final costs are determined on the basis of client selections and project allowances. Drawings and final bids are reviewed with client. Project costs, scope and narrative are finalized and financing procedures are established.
6. Contract Completion
Construction contract is presented and signed. Client receives final product selection sheet and is assigned a deadline for completion.
7. Preconstruction Conference
Project package is presented to client and discussed. Client is introduced to job managers and the construction schedule is outlined. The client is given an overview of what the construction process will entail.
8. Start Site Preparation and Demolition
Work begins on the job site. Client completes product selection.
Draw invoices will be presented at predetermined intervals as indicated on schedule.
